Home prices are up 47% since 2020. The median sales price now sits at roughly five times the median household income. First-time buyers made up just 21% of all home sales in 2025, the lowest share since tracking began in 1981. Before 2008, they were consistently 40%.
The supply side is not keeping pace. Researchers estimate a shortage somewhere between 3.7 and 5.5 million homes, depending on methodology. That gap has been building for over a decade, since the construction pullback following the 2008 financial crisis, and it is not closing quickly.
Land is the starting point. When it does not move, nothing else does either.
